HOSPITALITY ACADEMY: for 40 persons. Academy will be connected to world famous institues and universities in Sustainable ecotourism management

SOURCE OF REVENUE: Revenues from room renting, restaurants, events (such as exhibitions, conferences, workshops, and weddings), surplus power sale to the grid (>1 MW fossil fuels free), sponsoring and donations.
EXPECTED ROLE OF PRIVATE PARTY / INVESTOR: Finance, construct, operate & return the complex after recovering the investment with reasonable agreed interest rate within the concession period to the local landowner/partner.
PREFERRED MODE OF INVESTMENT: PPP (Public-Private Partnership) modality on BOT, BFO, CMF basis, foreign investment, donors & Government.
MAJOR INCENTIVES AVAILABLE IN SECTOR: All imported goods and materials are exempted from custom duties, taxes, value-added taxes, and so forth. Gilgit-Baltistan is a trade free zone.

Establishing Sustainable Green Ecotourist Resorts/Hotels with Hospitality Academy/Smart College along the blue coastline of Balochistan, Pakistan.
Based on 100% renewable energy, zero carbon emission
We see the untapped potential of developing human and natural resources in a sustainable and prosperous way in the beautiful landscape along the blue coastline of Balochistan.

Peak Education Limited has proposed to the BCDA (Balochistan Costal Development Authority) to donate or lease 400 acres of suitable land along the blue coastline of Gadani/Sonmiani and another 400 acres of suitable land close to the coastline of Gwadar.
The green ecotourist resort will consist of 10 resorts in one 400 acres complex. The resort complex will be developed in several phases. Phase 1 will be a pilot project covering an area of 10 acres (80 kanals/40,500 square meters/435,600 sq. ft.) at each of the two 400 acre complex. Total number of pilot projects in phase 1 will be two. These two pilot projects will provide jobs to 300 people during construction and 150 people during operations. The resort/hotel will blend into the surrounding nature, i.e. the natural environment around the resort will remain untouched.
The Sustainable Green ecotourist pilot project will be a 4 stars resort/hotel for 40 to 60 guests (20 to 30 double bedrooms with one or two floors). Each room can accommodate a family of up to 5 persons. This pilot project will also include a Hospitality Academy/Smart College for 50 or more youths. The resort/hotel will include a cafeteria, dining room, swimming pool, tennis court, spa, gym, office landscape, storage room for luggage, an auditorium, several multi-purpose large size rooms for conducting classes, conferences, seminars and workshops, exhibitions and other events (such as weddings).
These revenues generating activities are expected to finance the operating expanses of the resort such as, repair and maintenance of renewable energy equipment, offer needs-based scholarships, send youths and trainers abroad for further training at well-known tourism institutes and universities. We expect that the community around the resort will get the income earning opportunities, an excellent and international level of education with global exchange programs (faculty, students, and so forth), and health care facilities.
Furthermore, the surplus energy produced at the resort can be free of charge via the grid transferred to the local community.
Green ecotourist resort project (fossil fuels free) with hospitality academy/smart college for tourism will have multiple impact on the lives of people living along the blue coastline of Balochistan. It will increase employment through creating vast number of job opportunities with income generating activities and provide youth with marketable skills in the field of tourism, as well as provide platform to test different solutions at the pilot project which can later on, replicate in other parts of the resort complex and the rest of Balochistan.
Moreover, it will bring the latest technology and know-how in the field of renewable energy and tourism development to Balochistan, revenue generation for the Government, foreign exchange savings, bring much needed foreign investment, low energy cost, clean potable water, gender equality, no landfills, better air quality and so forth. Thus, the broader goal of this project is to develop a highly competitive green ecotourist resort with international level of hospitality academy/smart college by using renewable energy with zero emissions in a sustainable manner to improve living conditions for people around the resort.
Our expectations are that these efforts will unlock the tourism boom along the blue coastline of Balochistan.
The proposed ecotourist resort project will create an eco-cycle model demonstrating integrated solutions for energy, waste, water and sewage, integrated land use, and sustainable building design. Moreover, the project will enhance food and health security by e.g. developing irrigation systems for food production in green houses, seafood breading, clean potable water, etc.
The project involves transferring of (1) cutting-edge knowledge in the field of sustainable green ecotourism, and (2) high-tech in the field of renewable energy/clean tech from Sweden and other parts of the world. The project will help to overcome the ever increase unemployment in the area, continuously degrading the natural environment, and improve the living standard of the people in the tourism industry and by using energy produced through abundant renewable sources (sunshine, wind and tidal/wave) along the blue coastline of Balochistan.
Spill over effect of this project on Balochistan and rest of Pakistan economy will create thousands or millions of jobs in the field of ecotourism, renewable energy, waste to energy, water and sewage treatment, and sustainable building construction to name the few.
The project aims to obtain Green Growth Certificate, LEED (Leadership in Energy and Environmental Design) Green Building Certification, and WELL (WELL Building Standard Program).
Sustainable Green Ecotourist project is fossil fuels free, i.e. based entirely on renewable energy such as:
■ Solar and Wind power systems, including solar thermal chimneys;
■ Tidal/Wave energy;
■ Desalination plants;
■ Waste management/solid waste including recycling plants;
■ Waste to Energy plants;
■ Sewage and Water treatment;
■ Biogas and Bio fuels;
■ Geo-thermal energy;
■ Passive house:
■ Micro hydro power plants; and so forth.

Required investment (estimates)
Each resort requires an investment of US$ 5 million. Total investment required for 20 resorts is estimated to be US$ 100 million. Payback period for each resort is calculated to be 7 to 10 years.
